Connecticut Security Deposit Laws

Maximum Amount ($) – Two (2) months’ rent for tenants 62 years of age or younger, one (1) month’s rent for tenants over the age of 62 (§ 47a-21(b)(1) and (2)).

Returning – Landlord must return security deposit within thirty (30) days, or within fifteen (15) days of tenant providing a forwarding address, whichever is later (§ 47a-21(d)(2)).

Connecticut Required Disclosures

Common Interest Community – Landlord must disclose to a potential tenant in writing if the dwelling they are renting to the tenant is in a common interest community (§ 47a-3e).

Landlord Identity – Tenant must be notified in writing of the names and addresses of the person authorized to manage the premises and the person authorized to receive notices, demands, etc. (§ 47a-6).

Lead-Based Paint – Landlords must disclose any lead-based paint hazards if a dwelling was constructed before January 1, 1978.

Connecticut Rent Grace Period

A landlord may charge a late fee or terminate a rental agreement no earlier than nine (9) days after the tenant is late on rent (§ 47a-15a and § 47a-4(8)).
